All Bookings are subject to these terms and
conditions being accepted in full by the hirer
and all persons in the party. Bookings can be
made by email, post or telephone and will be
accepted once the deposit is received by us (if
payment is by cheque, once that is cleared). All
prices quoted are Sterling (GBP). |
|
2. Confirmation of Booking. |
|
Bookings will be confirmed on receipt of your
deposit and confirmation will be sent to you by
either email or post stating the balance and due
date without any further reminder for further
payment. |
|
A non-refundable deposit of 20% (or £100GBP if
higher) of the total rental is required to
secure your booking. If paying by bank transfer
your booking will be held for 7 days or until
your deposit is received, whichever is the
sooner. If your booking is made within 8 weeks
or less from your departure date it must be
accompanied by full payment. Your booking is
only confirmed upon receipt of your payment and
this will be confirmed in writing. Should we not
receive the deposit payment within 7 days then
your provisional booking will be cancelled. |

The balance must be paid 8 weeks prior to the
hire commencement date or within 7 days if the
date is within 8 weeks of the commencement date.
Payment will include an extra £100GBP to cover
any damage or breakages. This £100GBP will be
refunded within 2 weeks of completion of your
holiday, less any cost of damages, breakages or
loss of goods. If we do not receive the balance
by the seventh week prior to your commencement
date we shall be entitled to cancel the booking
without prejudice, and offer the slot to someone
else. |

5. Cancellation by the Hirer. |
|
Cancellation of booking must be in writing or by
email and be received within 8 weeks of the
holiday commencement date. If cancellation is
prior to this, only the deposit will be
forfeited. If cancellation is less than 8 weeks
before the departure date, the full hire cost is
to be paid. It is a condition of booking that
full insurance is taken out to cover
cancellation. |

In the event you wish to alter details of a
fully confirmed booking within the eight week
period, we will do our best to accommodate the
requested changes, but any increase in apartment
rent will be paid by the Hirer. Confirmation of
the amendments must be sent by you to us in
writing or by email. We will respond in writing
via post/email to you. |
|
7. Alterations or Cancellation by Us. |
|
In
the unlikely event that the property becomes
unavailable due to circumstances beyond our
control the hirer will be offered a full refund.
Any refund is restricted to the property hire
costs and the owners are not liable for any
cancellation or administrative charges for
travel arrangements, etc. |
|
The property rental includes the cost of a
change of linen and towels on a weekly basis,
water, electricity and air-conditioning units.
Any defects or deficiencies must be reported to
the owners or owners representative within 48
hours of your arrival. After this time it will
be assumed that everything is in order. A
welcome pack of bread, margarine, juice, milk,
tea/coffee, and one toilet roll per bathroom (3
in total). Fresh drinking water is already
available a separate lever on the kitchen tap.
Bottled water can be provide on request, the
cost to be met by the hirer. |

The villa rental prices do not include personal,
travel and cancellation insurance, travel,
transportation, & airport transfers. It is the
responsibility of the Hirer to arrange these.
|
|
Only persons accompanying the named guest on the
booking may occupy the property. The property
can not be re-let or sub-let to any other group,
party or individual without written permission
from the owners. Under no circumstances may more
than the maximum number occupy the property. The
owners reserve the right to refuse admittance to
the hirer and party if they are in breach of
this condition. Generally we do not accept pets
in the property. There may be certain exceptions
so please inquire. In such cases written
permission must be obtained from the owners.

11. Hirer's Responsibility. |
|
The hirer is responsible for taking reasonable
care of the property and its contents. At the
end of the hire period, the property and its
contents, including all equipment, furniture and
utensils, etc. must be left clean and tidy which
includes the crockery and cutlery cleaned and
stored in the appropriate cupboards, and ensure
that the cooker, microwave, fridge and barbeque
are clean. The Hirer shall ensure that no member
of the party engages in any activity in or
around the property or hot tub/spa, which may
cause damage or offence to the neighbours. The
Hirer shall also ensure that all rubbish is
cleared away from the property and placed in the
dustbins, which are emptied twice a week on
Tuesday and Friday. We rely upon the goodwill of
our guests whose co-operation we greatly
appreciate. Should the property be left in a
poor condition, requiring more intensive
cleaning, then this will be charged at £10 per
hour and deducted from the security deposit.

12. Damage to the Villa and Its Contents. |
|
Except in the case of normal wear and tear, the
Hirer will be responsible for making good any
damage to the villa or its contents which has
occurred due to negligence, wilful damage or
irresponsible behaviour on the part of those
occupying the villa or their guests. Such damage
must be immediately reported to us or the
property manager. The cost of the replacement or
damage must be agreed with and paid for by the
Hirer. A figure of £100GBP is held against
damage to the property, furnishings or excessive
cleaning requirements. This is a non smoking
policy inside the villa, however the Hirer and
their guests are welcome to smoke outside.
Should the Hirer smoke inside the apartment,
they will be in breach of this contract. The
cost of dry cleaning all fabrics and any
additional cleaning of the apartment which is
deemed necessary will be charged against the
damage deposit. |

The owners, our representatives, or
subcontractors have the right to access the
property at any time with due regard to the
convenience of the hirer for the purpose of
linen change, inspection of the property, and to
carry out essential, or routine repair or
maintenance work. |
|
Neither we the owners, nor our representatives,
can be held responsible for any circumstances
beyond our control including, but not limited
to, mechanical breakdown, illness, emptying of
hot tub/spa for necessary maintenance, failure
of any public service supply. The hirer
responsible for booking undertakes that no
person in the party undertakes any activity
which would endanger the policy of the villa
owner’s insurers in respect of the villa and its
contents which might make the same void.

It is a condition of booking that the Hirer and
their party has full insurance to cover against
personal injury and damage. We do not have any
responsibility to compensate you for any
personal injury, illness, death, loss or damage
of whatever nature suffered by you, or any
member of your party, during the booking period
or thereafter. |
|
16. Accuracy of Information. |
|
We have taken a great deal of care to make sure
that the information and photography contained
in this website to the best of our knowledge is
correct. However from time to time we may make
changes to the apartment like decoration,
furniture and fittings. All information supplied
by us is given in good faith and is based upon
information available at the time. |
|
17. Arrival and Departure Times. |
|
Unless special arrangements are agreed in
advance between the Hirer and us the property
will be available for occupation from 15.00
hours local time on the day of arrival and must
be vacated by 10.00 hours local time on day of
departure. |
|
Detailed instructions for key access and
directions will be sent to you on receipt of the
balance. |
|
In the unlikely event that you have a complaint
about the villa or its contents whilst on
holiday, it must be reported immediately to us
or our representatives who will take reasonable
steps to resolve the matter. Neither us nor our
representatives shall have any liability for any
complaint submitted after the completion of the
hire period |
|
Cyprus is undergoing development across the
island, and Mandria village is no different. In
the event of building work taking place by local
authority, developers or neighbours, it is
important to note that the owners are not
responsible for such work, and are unable to
stop such work taking place, or control the
levels of noise. |
|
The owners regret that they cannot accept
liability or pay any compensation where the
performance or prompt performance of their
contractual obligations is prevented or affected
by ‘force majeur’. In these terms and conditions
of hire, ‘force majeur’ means any event which
the owners or the suppliers of the service(s) in
question could not, even with due care, foresee
or avoid. Such events may include, but are not
limited to, war, threat of war, civil commotion
or strife, hostilities, strikes or other
industrial disputes, natural disasters, fire,
acts of God, terrorist activities, quarantine,
epidemics, weather conditions, government action
or other events outside our control. |
|
22. Law and Jurisdiction. |
|
This agreement shall be governed by the laws of
United Kingdom to which both parties expressly
submit. |
|
The property hire does not include insurance for
the Hirer and their party. It is a condition of
booking that insurance is taken out against
cancellation, personal accident and medical and
to cover your personal belongings whilst staying
at the property. We will not be liable for any
act, neglect or default on the part of any
person nor any accident, damage, loss, injury,
expense or inconvenience whether to person or
property which the Hirer or any other person may
suffer or incur arising out of or in any way
connected with the letting or resulting from any
other cause whatsoever. |
|
The Hirer agrees not to smoke, nor to allow
smoking, inside the property at any time. If
this is not strictly adhered to it will lead to
a deduction from the deposit. However smokers
are welcome to make use of the ashtrays to
use outside the villa. |
